STATUS:  Full Time, Non Exempt

PRIMARY OBJECTIVES OF POSITION

Responsible for performing general maintenance and compliance responsibilities at both sites, as needed and directed.

MAJOR JOB RESPONSIBILITIES

•  Maintain list of repairs needed and repairs completed

•  Repairs to doors, windows, cabinets, floors, ceilings, etc.

•  Painting and cosmetic repairs

•  Weekly inspection of all church properties. Ensure that all exit signs and emergency lights operate properly

•  Replace light bulbs and ballasts as needed

•  Check all bathroom and kitchen plumbing systems and fixtures. Replace/repair as necessary

•  Cyclical maintenance of HVAC system. Clean/replace filters as necessary

•  Inspect all building structures for any defects and repair immediate if minor work is needed. Otherwise, promptly report any issue to church business administrator

•  Install, repair, and renovate electrical fixtures, switches, and appliances, plus valves, sinks, commodes, hot water heaters

•  Minor carpentry projects

•  Knowledgeable of the operation of security system

•  Operate and maintain energy management system

•  Maintain church facilities in compliance with all federal, state, and local codes

•  Ensure safety of all personnel

•  Maintain labeling system for all electrical components (breaker panels, outlets, light switches, fire exits, backup batteries, etc.)

•  Maintain copies of all contracts and MSDS safety sheets

•  Perform urgent custodial duties (unplugging drains and toilets, cleaning up unforeseen accidents in the school, etc.)

•  Emergency snow and ice removal

•  Lawn mowing, branch removal, minor landscaping

•  Ensure parking lots are free of trash

•  Maintain proper storage of chemicals

•  Perform routine maintenance of all lawn equipment

•  Move equipment and furniture, and assist office personnel with heavy-lifting jobs

•  Run errands as necessary

•  Prioritize and complete maintenance requests in a timely manner

•  Attend property committee meetings

•  As necessary, call for services for mechanical, HVAC, plumbing and electrical

•  Recommend and research improvement/replacement of church/school equipment

•  Other duties as assigned

JOB SKILLS AND REQUIREMENTS

•  High school diploma or equivalent

•  Discretion and confidentiality in all matters related to church members and church business

•  Effective communication and personal skills

•  Commitment to supporting the mission and vision of Trinity Ministries

•  Demonstrated skill and knowledge of building maintenance, carpenter, plumbing, electrical, HVAC,
lawn care, and custodial skills

•  Ability to lift 75 lbs

•  Ability to work independently and efficiently

•  Computer literate

•  Ability to work and support the volunteers, members, staff and pastors at Trinity Ministries

•  Boiler license – minimum of “special” license classification – c or b preferred

The Maintenance Professional position is largely unsupervised and requires self-motivation, accountability for time and expenses, and integrity. While maintenance personnel are not expected to perform at super-human levels, they should put forth a reasonable effort in doing their job. Also maintenance personnel should constantly look for small projects and repairs without be instructed or informed. Much of their work should result from routine checking.
